Down Payment Assistance
The WISH (Workforce Initiative Subsidy for Homeownership) Program is an initiative
which provides between $16,000-
$22,000 in matching funds to
qualified, low-income residents to
be used towards down payment or
closing costs. These funds help assist
eligible, first-time homebuyers with
the purchase of an affordable home, promoting homeownership.
Key Benefits
✔ 4 to 1 matching grant
✔ $22,000 maximum match per household
✔ 100% Forgiven after 5 years (if you stay in your home)
✔ Can be applied toward down payment/closing costs
✔ No minimum credit score requirement
Requirements
✔ Must be a first-time homebuyer (have not owned a home in the past 3 years)
✔ Income limit subject to 80% of county median
✔ Must live in home as primary residence
✔ Successful completion of homebuyer education course
✔ The housing ratio maximum is 35%, debt ratio is 45%
✔ Homebuyer Contribution: $2,000 or 1%
of the purchase price (which is greater)
✔ Must qualify for traditional mortgage
✔ Funds available on a first-come, first-served basis
✔ Additional program overlays may apply
